Can I sell a house with tenants in it?

Yes. In Minnesota and Wisconsin a lease survives a sale and the new owner steps into it. That is simply how it works, and it means the unit does not need to be empty for you to sell.

Do I have to tell my tenants first?

You will need to handle notice and the deposit transfer properly, but you do not need their permission to sell, and with a direct sale there are no showings to coordinate. Several of our sellers never had an awkward conversation at all.

What happens to the security deposit?

It transfers to the new owner at closing and gets credited to you. Nothing comes out of your pocket.

What paperwork do you need?

The lease, the rent roll, the deposit amount and where it is held, and any recent repair history. That is genuinely most of it.
